An Electrical Installation Conditioning Report (EICR) is the periodic testing and inspection of electrics on a property and is completed by a qualified electrician. It determines whether the installation is appropriate for continued use, highlighting any damage or deterioration which may need replacing. This is important to be checked before any safety issues are created, or any lasting damage.

What is the process of an EICR?

A registered electrician will visit your property and carry out the checks on your fixed wiring from the fuse box and the circuits within to your earthing system and final circuits, checking the individual fuse boards This will involve temporarily turning off your main power supply at times throughout the testing. The testing and inspection of the property will show any deterioration and items falling short of the current regulation standards. This process will typically take around 3+ hours depending on the size of the property and number of circuits that require testing.

Once tested, you will be provided with a classification of the standard and quality of electrics as follows:

Code C1 – Danger that requires immediate attention.

Code C2 – Potential danger with immediate action advised.

Code C3 – No danger but may require some improvements.

Code F1 – Further investigation

Your electrician will then provide you with a Report to State the current condition of the electrical installation. If your property has any of the above coded items then you will be given the best advice how we can correct any items that are dangerous or falling below the current standard of the requirements.

How often should an EICR be carried out?

An EICR is typically recommended to be carried out up to every 5 years. If you are a landlord, it is recommended that an EICR is carried out with every change of tenant to ensure safety. There are multiple factors that may require electrics be tested more often such as how old the installation is, if there has been any vandalism or damage to electrics, environmental factors or if you have any general concerns.

Before purchasing a property, it is recommended that you ask the current owner if they have an up-to-date EICR, so that you can have a general understanding of the current state of the electrics in a property.
